We let and manage properties, including homes and flats, in Bloomsbury (London), Harborne (Birmingham) and Solihull. We also cover the rest of the West Midlands, if requested to do so by our landlord clients.
You can rest safe when renting a property through us, as we ensure that our landlord clients comply with all health and safety laws that are applicable. Tenants' deposits are held securely in a deposit account.
We encourage tenants, or potential tenants, to begin looking for a property 1-2 months before they need to move. Firstly, you should register. We shall record your details in our database and contact you when suitable properties become available. We shall also proactively seek out suitable property for you. Tenancies are available for a minimum of six months. DSS claimants are not accepted.
We shall arrange viewings at a mutually convenient time, including evenings and weekends.
Upon deciding on a property, we shall require a holding deposit (usually a sum equivalent to between 1 - 4 weeks rent). The deposit is refundable where the Landlord, for whatever reason, refuses to grant the tenancy. The deposit will not be refundable in certain defined circumstances. Upon successful commencement of the tenancy, the first month's rent payment will be apportioned accordingly.
We carry out credit reference checks upon prospective tenants (the check is only carried out when a tenant decides on a property and pays the requisite deposit). We shall also require at least two references from persons of good standing. The references must be satisfactory. Occasionally, we may require a guarantor. We shall inform you in advance if this is to be the case.
Rent is payable monthly in advance by standing order to our client account.
We charge tenants an administrative fee of £100 to cover administration and referencing costs. If the tenancy does not proceed, a proportion is refundable.
